Tega Cay is a small South Carolina city built across a peninsula on Lake Wylie, about 20 miles southwest of Uptown Charlotte in York County. Its geography is the defining feature: most of the city is within a short distance of shoreline, and a large share of the housing stock has lake views, deeded lake access, or private docks.
'Tega Cay is the closest true waterfront community to Uptown that also comes with South Carolina property taxes,' says Nicholas Peters. 'Buyers comparing it to Lake Norman are usually weighing drive time — Tega Cay is materially closer to Uptown and the airport than most Lake Norman waterfront.'
The city's housing stock ranges from 1970s and 1980s homes built during the original Tega Cay resort development to 2000s and newer construction in interior subdivisions. Waterfront and water-view homes command a substantial premium over interior inventory.
Tega Cay operates its own golf course, marinas, swim facilities, and beach areas, and is served by the Fort Mill School District — a combination that keeps demand steady even when broader inventory rises.

Tega Cay is car-dependent, though the peninsula has an extensive network of walking trails, sidewalks in newer sections, and golf-cart-tolerant streets in parts of the city. There is no fixed-route transit.
Typical drive times are 10-15 minutes to Fort Mill, 20-30 minutes to Uptown Charlotte via I-77, and roughly 25-30 minutes to Charlotte Douglas International Airport. I-77 congestion north of the state line is the main variable.
Daily life in Tega Cay is oriented around the lake: two marinas, public boat access, a city beach and swim complex, and a municipal golf course with lake frontage. Walking and cart paths connect much of the peninsula.
Retail and dining are concentrated in nearby Fort Mill, Baxter Village, and Rock Hill, with Charlotte's SouthPark and Uptown options 25-35 minutes away. Anne Springs Close Greenway in Fort Mill adds several thousand acres of trails within a short drive.
Tega Cay fits buyers who want lake access or waterfront ownership without a Lake Norman commute, and buyers weighing South Carolina property taxes against North Carolina alternatives.
It also suits buyers who want Fort Mill School District assignment combined with recreational amenities inside the city.
Buyers who need urban walkability, transit, or a dense restaurant scene should look at South End, Dilworth, or Uptown. Buyers seeking large acreage should consider Weddington, Waxhaw, or rural Union and York County.
Tega Cay is predominantly an owner-occupant market. The strongest value driver is scarcity — the peninsula's shoreline is finite and effectively built out.
Renovation of original resort-era housing is the most common value-add strategy, particularly on water-view lots where land carries most of the value.
With buildable land largely consumed, Tega Cay's growth is shifting toward redevelopment rather than expansion. Nearby Fort Mill and Rock Hill continue to absorb new construction demand.
I-77 corridor capacity and York County infrastructure investment are the main external factors affecting future drive times and demand.
