Union County's Seat — Historic Housing Stock, Acreage & Accessible Price Points
Monroe is the county seat of Union County and the largest city in the county, located about 25 miles southeast of Uptown Charlotte along the US-74 corridor. It offers one of the widest housing price spreads in the Charlotte metro, from modest early-20th-century homes near downtown to new construction subdivisions and multi-acre rural parcels on the city's edges.
'Monroe is where Union County buyers go when Waxhaw and Weddington price them out,' says Nicholas Peters. 'You are still in Union County, you are still commuting on 74 or the bypass, and the entry price can be $200,000 lower for comparable square footage.'
Downtown Monroe has an intact historic core anchored by the Union County Courthouse, with a surrounding district of early-1900s homes — many of which have been renovated over the past decade. Outside the core, the housing stock shifts to postwar ranch homes, 1990s-2010s subdivisions, and newer production construction.
The Monroe Expressway (toll) has materially changed the commute equation, bypassing the US-74 signal chain between Monroe and I-485 and cutting typical peak drive times toward Charlotte.

Monroe is served by Union County Public Schools, with several magnet and early-college options available countywide. Assignment is address-specific and boundaries are revised periodically.
The downtown Monroe district is walkable within its immediate few blocks; the rest of the city is car-dependent. Union County Transportation provides limited demand-response service rather than fixed-route transit.
The Monroe Expressway (NC-74 toll) connects to I-485 and typically puts Uptown Charlotte 35-45 minutes away, with Ballantyne and Matthews closer to 25-35 minutes. The free US-74 business route is slower during peak hours.
Monroe combines a small-city downtown with surrounding agricultural land. The downtown district hosts a farmers market, local restaurants, and periodic community events around the historic courthouse square.
Outdoor recreation includes Cane Creek Park's 350-acre lake and campground, Monroe's municipal park system, and the Carolina Courts and aquatics facilities. Charlotte Motor Speedway, Uptown venues, and SouthPark retail are within a 30-50 minute drive.
Monroe fits buyers prioritizing purchase price and square footage per dollar within Union County, buyers seeking acreage without leaving the county, and buyers interested in renovating period housing near downtown.
It also works for buyers employed along the US-74 corridor, in Indian Trail, or at the Monroe-area industrial and aviation employers.
Buyers who commute daily to Uptown or north Charlotte and want to keep drive time under 30 minutes should look at Matthews, Indian Trail, or Stallings. Buyers who want walkable urban amenities should consider South End or Plaza Midwood.
Monroe's lower acquisition prices produce some of the more workable rent-to-price ratios in Union County, which draws small-scale rental investors and buy-and-hold owners.
Renovation projects in the historic district and on postwar housing stock are the other common strategy; resale demand is supported by continued outward growth from Charlotte.
Union County's population growth continues to move outward along the US-74 corridor, and the Monroe Expressway has improved Monroe's competitive position relative to inner-county towns.
Monroe's industrial base, Charlotte-Monroe Executive Airport, and the city's own utility infrastructure support continued commercial and residential development on the city's periphery.
