Down payment is the #1 barrier to homeownership in Charlotte — but most buyers don't realize how many assistance programs exist. Between federal, state, county, and city programs, qualifying Charlotte buyers can access $5,000–$30,000+ in down payment help, dramatically reducing the cash needed to buy a home.
The Peters Team has helped hundreds of buyers access these programs. We know which programs can be combined (stacking is allowed in some cases), which lenders are approved to process each program, and how to structure your offer so sellers take DPA-funded purchases as seriously as conventional offers.
The NC Housing Finance Agency (NCHFA) offers the most widely-used down payment assistance in the Charlotte metro. The NC Home Advantage Mortgage provides up to $15,000 in down payment assistance as a 0% interest, deferred second mortgage that is forgiven after 15 years of continuous occupancy. Income limits apply (currently $134,800 for a household of 1-2 in Mecklenburg County), and the home must be your primary residence.
NCHFA also offers the NC 1st Home Advantage Down Payment program, providing $8,000 to first-time buyers and veterans purchasing in NC. This can be combined with the Home Advantage Mortgage for maximum assistance. Not all lenders are NCHFA-approved — The Peters Team connects you with participating lenders who process these programs efficiently.
The House Charlotte program offers up to $30,000 in down payment and closing cost assistance for income-qualifying buyers purchasing within Mecklenburg County. This forgivable loan requires the home to be your primary residence for a specified period (typically 5–10 years depending on amount). Income limits are based on Area Median Income (AMI) — currently up to 80% AMI for maximum assistance.
House Charlotte has limited funding that is replenished periodically. When funds are available, this is the most generous local DPA program in the Charlotte metro. The Peters Team monitors funding availability and alerts qualifying clients when the program reopens.
Federal loan programs provide the most powerful down payment reduction. FHA loans require just 3.5% down (and 100% of that can come from gift funds). VA loans offer $0 down payment for eligible veterans and active-duty service members — the single most powerful homebuying benefit available. USDA loans provide $0 down for homes in eligible rural areas (surprisingly, parts of the Charlotte metro including areas of Cabarrus, Gaston, and Lancaster counties qualify).
Each federal program has specific property and borrower requirements. The Peters Team evaluates your eligibility across all programs simultaneously, ensuring you use the program that provides the greatest financial benefit for your specific situation.
Several major Charlotte employers — including Bank of America, Wells Fargo, Atrium Health, and Novant Health — offer employee housing assistance programs. Benefits vary from $2,500–$10,000 in down payment grants to preferred lending rates and closing cost credits. If you work for a large Charlotte employer, ask your HR department about housing assistance benefits — and tell The Peters Team so we can factor these into your purchasing strategy.
Additionally, some Charlotte-area credit unions offer first-time buyer programs with reduced down payments, lower PMI, and grant-funded closing cost assistance. Movement Mortgage, headquartered in Charlotte, offers its own assistance programs through the Movement Foundation.
