Market condition: moderating. Homes averaged 49 days on market in June 2026, up from 44 a year earlier, with 1.6 months of inventory (Re/Max data, The Charlotte Ledger).
That gives buyers more time to compare homes and ask for repairs than in recent years, though supply is still below a balanced market. Homes that need a new roof or HVAC soon are the ones buyers most often pass over.
Strategy: Get pre-approved, pick target areas, and use comparable closed sales — not list prices — to decide what to offer.
