Charlotte's metro added more than 60,000 residents in the past 12 months, and roughly two-thirds of that growth landed in the surrounding suburbs. Families want the amenities of a top-25 metro without paying uptown prices — and without sending kids to overcrowded urban schools.
The suburbs below balance the four things families actually rank when we sit down for a buyer consult: school quality, safety, commute time to Uptown or the airport, and price-per-square-foot relative to lot size. This is not a Chamber-of-Commerce list. It's what our clients actually buy.

How to actually pick between them
Start with commute. If one parent works Uptown and the other in Ballantyne, Waxhaw and Weddington add 20+ minutes each way — Matthews or Indian Trail will save your evenings. If you're both remote or hybrid, the calculus flips and larger-lot suburbs win.
Then layer schools. Union County (Waxhaw, Weddington, Marvin) consistently ranks #1 in the region, followed by the Fort Mill and Davidson clusters. CMS magnet programs are strong but rezonings are common — we covered this in our school rezoning guide.
Finally, tax reality. South Carolina property taxes on a $600K home run roughly $1,900/yr vs. ~$4,200/yr in Mecklenburg. Over ten years, that's a $23K delta — enough to swing the buy decision between Fort Mill and Steele Creek.
2026 price trends by suburb
Union County suburbs (Waxhaw, Weddington, Marvin) appreciated 6.2% year-over-year — the strongest in the metro. Lake Norman towns are flat to +2%, weighed down by higher-end inventory sitting longer. Fort Mill and Tega Cay both posted 4.8%, driven by continued NC-to-SC migration.
