The Quick Verdict
If you work uptown and want a 25-minute commute, Mecklenburg. If you have school-age children and want larger lots, top-rated public schools, and lower taxes — Union County is hard to beat.
Property Tax Comparison
| Location | Combined Rate (per $100) | Tax on $700K Home |
|---|---|---|
| Charlotte (Mecklenburg) | $0.9656 | $6,759 |
| Matthews (Mecklenburg) | $0.9006 | $6,304 |
| Indian Trail (Union) | $0.7081 | $4,957 |
| Waxhaw (Union) | $0.7081 | $4,957 |
| Marvin / unincorp. Union | $0.5881 | $4,117 |
Schools: Where Union County Pulls Ahead
Charlotte-Mecklenburg Schools (CMS) is the largest district in NC and shows wider variance. Top CMS high schools (Providence, Ardrey Kell, Myers Park) are excellent, but quality varies significantly by zone — making school-zone research critical.
For families prioritizing public schools, Union County's consistency is the bigger win. For families using CMS top-tier zones or private schools (Charlotte Country Day, Charlotte Latin, Providence Day), Mecklenburg can match or exceed Union.
Commute & Drive Times
• SouthPark (Mecklenburg): 12 minutes
• Ballantyne (Mecklenburg): 18 minutes
• Matthews (Mecklenburg): 22 minutes
• Indian Trail (Union): 30 minutes
• Waxhaw (Union): 35 minutes
• Marvin (Union): 35 minutes
• Weddington (Union): 30 minutes
Add 10–20 minutes during AM/PM rush. The biggest commute pain point in Union County is the I-485 / Hwy 74 / Independence Blvd corridor. If you commute uptown daily, every Mecklenburg ZIP code wins; if you work in SouthPark, Ballantyne, or remote, Union becomes very attractive.
Home Values & Inventory
Union County is dominated by single-family suburban homes built post-1995 on larger lots (¼ acre minimum, often ½–1 acre). Median price runs $475K, but you typically get newer construction, larger lots, and more square footage per dollar.
For under $500K with a 4-bedroom and a real yard, Indian Trail and parts of Monroe deliver value Mecklenburg can't match. For under $500K with walkability, Mecklenburg (Plaza Midwood, NoDa, Wesley Heights) is the only option.
Lifestyle Differences
Union County is suburban-rural: family-focused, agricultural heritage, the historic charm of Waxhaw, larger homes, more privacy. Restaurant scenes in Waxhaw and Indian Trail have grown meaningfully since 2020 but still lag Charlotte proper.
Both counties offer excellent shopping (SouthPark Mall in Mecklenburg, Stallings Town Center in Union, Promenade on Providence in Weddington).
