Production-grade custom ($225–$300/sqft): Builder-grade finishes, standard cabinets, vinyl siding, basic landscaping. A 3,000 sqft home runs $675K–$900K (excluding lot).
Mid-range custom ($300–$425/sqft): Quartz counters, wood floors, upgraded cabinets, brick or stone accents, custom trim. A 3,000 sqft home runs $900K–$1.275M.
High-end custom ($425–$600/sqft): Premium millwork, designer kitchens (Wolf/Sub-Zero), custom cabinetry, full hardscape, smart-home integration. A 3,000 sqft home runs $1.275M–$1.8M.
Luxury/estate ($600–$1,000+/sqft): Imported materials, fully custom architecture, wine rooms, indoor-outdoor living, pools, guest houses. Often $2M–$5M+ on premium lots in Myers Park, Eastover, Marvin, or Lake Norman waterfront.

Lot Costs Are the Wild Card
• Outer suburbs (Indian Trail, Mint Hill, parts of Huntersville): $80K–$200K for ¼–½ acre
• South Charlotte / Marvin / Waxhaw: $200K–$500K for ½–1 acre

2. Allowance overages — builders set low allowances for tile, lighting, plumbing fixtures; buyers blow through them
3. Change orders — every change after framing costs 2–3x what it would have during design
4. Lender draws & interest — construction loan interest on $1M+ projects can run $40K–$80K
5. Landscaping & hardscape — often excluded from base contract; budget 5–8% of build cost
Custom vs Semi-Custom vs Production
Semi-custom (John Wieland, Toll Brothers, Lennar Estate Series): Floor plan flexibility within constraints, broader option packages ($240–$350/sqft).
True custom (independent local builders): Architect-designed, fully tailored, highest price and longest timeline ($300–$1,000+/sqft).
For most Charlotte families targeting 3,000–4,500 sqft on a defined lot, semi-custom from a production luxury builder hits the best cost/value sweet spot. True custom makes sense for unique lots, complex programs, or budgets above $1.5M.
Financing a Custom Build
• 20–25% down on combined lot + build cost
• Interest-only payments during the 12–18 month build phase
• Single closing converts to traditional mortgage at completion
• Construction-phase rates currently run prime + 0% to prime + 1% (~7.5–8.5% in April 2026)
