Mid-band ($600K–$650K) typically delivers 4 BR / 3 BA, 2,800–3,400 sq ft, built 2010–2022, on a quarter to half-acre flat lot in suburbs with strong schools — Waverly, parts of Ballantyne, Stonecrest, Fort Mill, Tega Cay, Huntersville, Davidson, and Marvin. Top of the band ($720K–$750K) buys you either a renovated home in Dilworth/Myers Park-adjacent areas, a newer Lake Norman or Lake Wylie home set back from the water, or a custom-feel home in Weddington/Marvin with mature landscaping. Bottom of the band ($500K–$550K) usually means slightly older builds, smaller lots, or trading down on schools by one tier.
Public-school strategy drives most $500K–$750K buyer decisions. The strongest stacking — meaning all three (elementary, middle, high) rate 8+ on GreatSchools — is found in: Marvin/Weddington (Union County Schools), Ardrey Kell/Ballantyne pocket (CMS), Fort Mill (York County District 4), Cox Mill (Cabarrus), and Davidson Day catchment (CMS). Each cluster has price, commute, and lifestyle trade-offs. Re-zoning is a real risk — CMS in particular has redrawn boundaries multiple times since 2015. Verify the catchment for the exact address with the district, not the listing description.
On a $625,000 home, North Carolina property tax (Mecklenburg combined rate ~0.84%) runs about $5,250/year. The same home in York County, SC (Fort Mill area, ~0.62% effective with the 4% primary residence assessment ratio) runs about $3,875/year — a $1,375 annual savings. Over a 7-year hold that’s $9,625 plus opportunity cost. SC also has lower vehicle property tax for primary residents.
