Mid-band ($850K–$900K) typically delivers a 4–5 BR, 3,500–4,500 sq ft home on a half to one-acre lot, built 2015–2024, with chef-grade kitchen finishes, hardwoods throughout, and a 3-car garage. Top of the band ($950K–$1M) opens up Myers Park entry-level homes (smaller lots, sometimes original 1940s structure with renovations), Eastover edge, premier Marvin/Weddington, and select Lake Norman near-water homes. Bottom of the band ($750K–$800K) is the luxury sweet spot for outer-ring suburbs — Wesley Chapel, parts of Cornelius, Tega Cay waterfront-adjacent, and Cabarrus estate lots.
Below $500K, a great home sells in a week and condition is forgiven. In the $750K–$1M band, buyers expect move-in-ready and benchmark every home against staging, photography, and presentation. Homes that linger past day 30 typically receive offers 3–5% below list — and the longer they sit, the wider the gap grows. $900K in Myers Park typically buys a 2,400–2,800 sq ft 1940s home with a 0.2-acre lot, single-car garage or carport, and walkability to dining and parks. $900K in Marvin or Weddington buys a 4,200 sq ft 2018+ home on a half-acre lot with a 3-car garage and modern systems but a 25-minute drive to anything walkable. The historic premium reflects scarcity (fixed land in 28207/28209) and lifestyle (walking to Park Road shops, Freedom Park, etc.). Suburban premium reflects specs (more space, newer systems).
